What strata ownership actually costs you

A strata retail unit gives you a rectangle and a share of a corridor. You do not control the tenant next door, the signage, the entrance, or whether the building is maintained.

SCO reverses that

An SCO owner controls the full envelope: tenant mix across four floors, external signage, entrance treatment, and the option to redevelop. That control is what shows up as a premium on exit.

The risk nobody mentions

Control also means responsibility. An empty SCO block is entirely your vacancy. Underwrite it accordingly.
