GCC demand is what is leasing Gurugram's Grade-A floors

A different kind of tenant
A capability centre is not a back office. It takes a bigger plate, commits for longer, and arrives with a specification — power redundancy, floor loading, security zoning — that a landlord either meets or loses the deal on.
What it does to the shortlist
It collapses it. Once you filter Gurugram Grade-A stock for a contiguous plate above a certain size with the right power provision, the list of buildings that genuinely qualify is short, and everybody chasing that requirement is looking at the same ones.
The consequence for rent
Headline rent stops being the negotiating variable. Fit-out contribution, rent-free on a compliant shell and escalation basis are where the value actually moves.
If you are the landlord
Specification is now the moat. A well-located building that cannot meet the power and loading brief is competing in a different, softer market than it thinks it is.
